What to expect from you consultation

Design Consultation


Task.

01

Project Site Walk

The designer will walk the site and discuss the details of your project including your goals, design aesthetic, accessibility, site elements, site opportunities and constraints as well as the construction budget. 45-60 minute duration.

Site Inventory & Analysis

We will complete a photographic survey of the site as well as visually locating important elements, microclimates, views, noise pollution, sun direction, grade changes, existing vegetation, and privacy zones.

Goals & Aesthetics

Discuss the Clients goals, special requirements, and design aesthetics and how the form and function of the site elements will relate within the space. The designer may introduce some potential design ideas.

Construction Budget

During the site walk we will take mental notes to the site elements which are to be included, the total lot size, the level of craftsmanship and quality desired, and may prepare an excel preliminary estimate of construction costs for budgeting.

Opportunities

During our site walk we will look for design opportunities. We may discuss potential areas of improvement as well as design elements which we feel could greatly add to the space. Design is discussed on a broad level.

Timeline

Our designers will educate the Client on what to expect in terms of timeline from design through HOA approvals and Contractor installation. We will outline potential delays and how to keep the process moving forward.

Client Vision

Understanding the Clients' vision is an important part of the design process. We ask the Client to show us as many design images as possible from sites like Pinterest.com. This helps us understand how the Client envisions the space.

Installation

We will explain the Contractor bidding and installation process as well as discuss what to expect from the Contractor, change orders, permits, setbacks, schedule, and our construction observation services.

Design Proposal


Item.

Included

Included in the full design packages are the plans required for budgeting, HOA & City submittals (if required) as well as Contractor installation. Engineer coordination is included. Submittal fees are not included.

Meetings

Services include an Initial consultation ($200 applied toward the signed agreement), as well as an on-site Conceptual Plan presentation. Additional on-site meetings can be prepaid at a discounted rate, or hourly.

Discounts

We offer several discounts including virtual online meetings, to repalce on-site meetings, discounts for non-color rendered Conceptual Plans, as well as a reduced rate for referrals with a signed agreement.

Timeline

The proposal will outline our estimated timeline for the project. Conceptual Plans start at 2-3 weeks duration, and Construction documents the same. As a rule of thumb we say 1 week of construction time per $10,000 of installation cost.

Revisions

Our full design set includes two major revisions. A major design revision is considered to be more than 50% of the design changes. Minor revisions are unlimited within reason. Additional major revisions are billed hourly.

Payments

There are (2) two payments, excluding additional services or scope increase. The first payment is the full amount of Phase I, plus 30% of phase II. The second payment is the remaining balance of the contract.

Cancellation

Studio H does allow a contract to be cancelled. We will invoice the Client for the complete hours of labor at the contracted hourly rates, then refund the unused balance, minus a 30% cancellation fee of the amount.

Optional Items

There are several optional items to select from. We offer both standard and photorealistic 3D rendering. Additionally we offer Furnishing Plans, Pottery Plans, Coastal Commission Plans, Fuel Modification Plans and more.
